1. Booking & Use

• Only registered guests may use the accommodation
• Visits are permitted only after prior permission
• Minimum age of main booker: 21 years
• Commercial use, photoshoots, or recordings are not permitted without permission
• Parties or gatherings are not permitted

2. Peace & Environment

• Night rest between 23:00 and 07:00
• No use of sound equipment outside, or at least not too loud
• Nuisance (noise or behavior) is not permitted

3. Smoking, Alcohol & Substance Use

• Smoking indoors is prohibited
• Smoking outside only in designated areas
• Drugs and nitrous oxide are prohibited
• Excessive alcohol consumption causing a nuisance is not permitted

4. Use & Hygiene

• The accommodation must be used in a neat and tidy manner
• It is not permitted to use materials that cause damage or permanent soiling
• Towels, bedding, and inventory must be used normally
• Cooking is only permitted with adequate ventilation

5. Protection of Furnishings

• Activities that may lead to excessive soiling, moisture, or staining on furniture or textiles are not permitted allowed
• The use of oils, wax, candle wax, or similar substances on furniture and beds is not permitted
• Please be mindful of noise levels and show discretion towards neighbors

6. Kitchen & Waste

• Leave appliances clean
• No grease or food residue in the drain
• Dishes washed or dishwasher started upon departure

7. Bathroom

• Do not use products that cause discoloration
• Do not use towels outside the accommodation

8. Bedrooms & Furniture

• Use of bed linen is mandatory
• Do not move furniture
• No open fires

9. Pets

• Pets are not allowed

10. Safety

• Close windows and doors upon departure
• Turn off heating/air conditioning when absent
• Report damage immediately
• Parking exclusively in the designated area

11. Check-out

• Remove waste
• Empty refrigerator
• Turn off appliances
• Leave the property tidy
• Late check-out may be charged

12. Damage & Costs

• Guest is liable for damage and extra cleaning
• Guest amounts:
   - Extra cleaning: €150
   - Mattress replacement: €200 per mattress
   - Lost key: €8 Everything is documented and handled in consultation

13. Environment & Energy

• Heating max. 22°C
• Windows closed when heating
• Use water and energy responsibly

14. Other

• Lost and found items are kept for 4 weeks
• House rules may be amended; the version in the accommodation is binding
